Roof Replacement


OptaMiss was hired after the roofing contract had been awarded and the work was already underway. OptaMiss began by devoting hours to reviewing the contract, 99 change orders, and multiple pay applications. The time and effort paid off. The discoveries prompted the roofing contractor to 1) provide a 5-year tile roof warranty vs 0-years 2) provide a 50-year Boral tile product warranty 3)provide a 30-year underlayment product warranty from Polyglass 4) begin to perform work as specified and 5) credit the Association back over $164,000.  This is a current project for which OptaMiss performs weekly inspections observe progress and quantify additional unit items.  We also hold weekly construction meetings with the property manager, board members, and the roofer to ensure the project runs smoothly.
