We price all our projects on a flat-fee basis, established with you upfront. The fee will be determined by a variety of factors: location, size, roof-type, number of buildings and types of equipment needed. Further, the scope of services desired (i.e. CAD drawings, annual roof inspection, roof evaluation, leak analysis, moisture survey, and extent of construction consulting) are taken into account.

The answer to this question will depend on the type of roofing structure that you have, current problems, and at times your condo documents. The best roofing system for one building may be the wrong system for another. At Optamiss we are familiar with the different roofing systems and materials sold by various manufacturers and are able to help guide you on the best roofing material selection for your particular roof. Some of the factors may be: concrete tile vs clay tile, handmade tile vs machine made roof tiles, TPO vs PVC, 40 mil vs 80 mil, 2 ply vs 4ply roofing.

This will depend on a variety of factors. However, once the permit is pulled, the roofing materials are on hand, and the weather cooperates, a roofing contractor should be able to replace 10 to 20 squares per day.

You should hire a licensed and insured contractor to clean your roof.
This can normally be done by pressure washing and/or applying cleaners. Whatever method is used, it is important not to void any existing warranties.
If pressure washing, make sure that they are using appropriate PSI for your roofing substrate.
There are environmentally safe cleaning products that can be sprayed on your roofing system that will self clean the roof for months or years to come.

Workmanship – A poor quality installation will shorten your roof’s lifespan
Quality of Materials – Cheaper materials will save you money upfront, but will cost you more in the long run since the roofing system will have to be replaced sooner.
Type of Materials – Materials are manufactured for various applications and with varying durability, making them last longer or shorter under different conditions.
Environmental Conditions – Exposure to extreme temperatures, falling debris and high winds can reduce your roof’s expected lifespan.
Trees & Leaves – Trees near the roof line or an accumulation of leaves at the valleys will cause the roofing system to hold excessive moisture and algae, leading to premature roof failure.
